Who this is about

Wise Choices Realty is the trade name of OC Flat Fee Realty, Inc., a California real estate brokerage, DRE #02088832. We work out of Aliso Viejo, CA, and the phone is (949) 636-2050. When this page says "we", that's who it means.

This policy covers this website. It doesn't cover the MLS, Zillow, or anywhere else a listing of ours ends up, because those companies run their own sites under their own rules.

What the contact form collects

Five things, and you type all of them:

• Your name.
• Your email address.
• Your phone number, if you want to give it. The field is optional.
• Which of buying, selling, or joining the brokerage you're asking about.
• Whatever you write in the message box.

There's also a hidden field on the form that people never see and spam scripts always fill in. If it comes back filled, we throw the submission away. That's its whole job.

Nowhere on this site do we ask for a Social Security number, a bank account, a date of birth, or anything else you'd think twice about typing. If a transaction gets that far, that paperwork happens in escrow, not in a web form.

What we do with it

We answer you. The form sends an email to the office inbox and a short confirmation back to the address you gave, and then someone here replies about the thing you asked about. If you're a client or become one, we'll keep using your email and phone to do the work.

We may keep what you sent in the office email and in our records, the same way we'd keep a voicemail or a note from a listing appointment. California brokerages have to hold transaction records for three years, so anything tied to a deal stays that long. An inquiry that never turned into anything, we'll delete whenever you ask.

Other companies involved

A short list of companies touches this site, and not one of them is an advertiser.

• Cloudflare hosts this site, so their servers handle every request to it. They also run the anti-spam check at the bottom of the contact form. It's called Turnstile, and when you submit, your IP address and a one-time token go to Cloudflare so they can confirm you're a person. Their privacy notice is at cloudflare.com/privacypolicy.
• Resend delivers the two emails the form sends, ours to you and yours to us. They see what's in the message because that's what delivering an email means.
• Our media host serves the listing photography, at media.shootfor.us. Images only. It gets the same request information any image server gets, and it sets nothing in your browser.
• The home search runs on our own server, at mls-search.ryan-36e.workers.dev, which is where the listing data comes from. Two other addresses load inside those pages: listing photographs come from the MLS media library at media.crmls.org, and the maps are drawn with tiles from OpenFreeMap. Each of them gets the same request information any image or map server gets.

That's the list. If it changes, this page changes with it.

What we don't do

We don't sell or rent your personal information to anybody, and we never have. There's no advertising network on this site and no analytics script of any kind. Nobody buys your email off us to send you a mortgage offer.

Under California law, sharing personal information with an advertiser for cross-context behavioral advertising counts as a "sale" even without money changing hands. We don't do that either, so there's no "Do Not Sell My Personal Information" button on this page. There'd be nothing for it to switch off.

Cookies and browser storage

This site puts nothing in your browser. No cookies of ours, no local storage, no session storage, nothing that survives you closing the tab.

The Turnstile check does set its own cookie, from Cloudflare, to remember that you already passed it. That one is theirs and it exists to keep bots out of the form. Fonts are served from this site rather than from Google, so there's no third-party font request either.

Some browsers send a "Do Not Track" or Global Privacy Control signal. We don't track you across other websites in the first place, so there's nothing here for those signals to change.

Your rights, and how to use them

California residents can ask us what personal information we have about them, ask for a copy of it, ask us to correct it, and ask us to delete it. You can also ask us to stop emailing you, which we'll do immediately and without making it a whole thing.

Email tschulze@wisechoicesrealty.com or call (949) 636-2050 and say what you want. We'll answer within 45 days, usually the same week. We may need to confirm you're the person whose information it is before we delete anything, which for a form submission normally means replying from the address you used. We won't treat you differently for asking.

Children

This site is for people buying, selling, or listing a home, and it isn't aimed at children. We don't knowingly collect anything from anyone under 16. If a child sent us something through the form, email the address above and we'll delete it.

Security, honestly stated

The site runs over HTTPS, the form is bot-checked, and submissions go straight to an email inbox rather than into a database sitting on a server somewhere. No system is perfect and we're not going to pretend otherwise. Don't put anything in a web form you wouldn't put in an email.

If this page changes

We'll post the new version here and say when it changed. If a change matters to people who already contacted us, we'll tell them rather than quietly editing the page.
