The harbor rebuild is the story locals track. It passed two-thirds complete and entered Phase 12 in June 2026, the new East Basin docks opened in May, Mariner's Village is targeted for late 2026, and the marina is projected to finish in 2027. If you're selling near the water this year, you're selling into that upgrade, and it belongs in your marketing.
Older cottages, bluff-adjacent parcels, and canyon edges with high fire scores land on the California FAIR Plan plus a wrap policy more often than they used to. Have your buyer quote it while the contingency period is still open. Schools are Capistrano Unified, Dana Hills High.

Will my buyer have trouble insuring an older beach cottage?
Possibly. Carriers have tightened on older coastal construction, and some buyers end up pairing a CA FAIR Plan policy with a supplemental wrap. Getting an insurability read on your specific home before listing prevents a day-25 escrow surprise.
Why does Dana Point's median jump around month to month?
