Lake Mission Viejo membership is attached to the property itself, so it transfers at closing without anyone filing anything. The 2026 assessment is $193 twice a year. Buyers pay a $300 transfer fee, sit through a $100 orientation, and then the lake is theirs.

The school district splits down the middle of town: most of the city is Saddleback Valley Unified, the southern end feeds Capistrano Unified, and buyers filter on that line. And because the Mission Viejo Company built this place out from the '60s through the '80s, Mello-Roos is basically absent here.

Yes. Membership runs with eligible properties, so it conveys automatically when you sell. Escrow collects the association's transfer fee (currently $300 plus a $100 buyer orientation), and the buyer takes over the $193 semiannual assessment.

Does Mission Viejo have Mello-Roos?

Almost none. The city was largely built out before Mello-Roos districts became standard, so monthly costs run below newer communities like Ladera Ranch. A handful of 1990s tracts on the edges (e.g., Painted Trails) are the exception, so check the tax bill on any specific parcel.

Which school district is my home in?
