What buyers ask about Laguna Niguel.

About a third of the city is preserved open space, and it isn't going anywhere. The Salt Creek Trail runs from the inland neighborhoods all the way down to Salt Creek Beach, and buyers' agents draw that line on a map more often than you'd think.

Almost no home here carries Mello-Roos, because the city built out in the '80s and '90s before the districts became standard, so buyers arriving from Talega or Ladera Ranch often watch their tax rate drop. Schools are Capistrano Unified, Aliso Niguel or Dana Hills depending on the neighborhood.
