There's no city hall here. Ladera Ranch is unincorporated Orange County, run through the county plus LARMAC for maintenance and LARCS for the events, with village sub-HOAs layered under both.

Nearly every home carries CFD special taxes, commonly quoted somewhere between $2,000 and $6,000-plus a year depending on the village and the size of the house, which pushes effective tax rates well above the older cities nearby.
