What buyers ask about Lake Forest.
The city was called El Toro until 1991, when it renamed itself after the two lake communities. Both lakes are private HOA amenities. Membership conveys with homes in those associations and doesn't exist for anybody else.
Baker Ranch got built without a CFD and its builders marketed that hard, so "no Mello-Roos" still turns up in listing remarks over there. Schools are Saddleback Valley Unified, El Toro or Trabuco Hills depending on the boundary. On the east side, the Whiting Ranch trail network is the whole lifestyle pitch.

Yes. Sun & Sail Club (or Beach & Tennis Club, depending on your association) membership is tied to the home and conveys through the HOA at closing. Waterfront homes with docks are scarce enough that we comp them separately from the rest of the tract.
Is it true Baker Ranch has no Mello-Roos?
Yes. The community was developed without a CFD, which its builders marketed heavily, and it still matters for buyers comparing monthly costs against Irvine's Great Park or RMV new builds. Regular HOA dues still apply.
With 40% of homes selling over asking, how should I price?
